Cancellation Policy

All refund windows are calculated from the check-in date at 16:00 WET/WEST. Cancellation requests must be submitted in writing to management@arkeorealty.com.

How to cancel

To cancel a reservation, email management@arkeorealty.com with your booking reference and the dates you wish to cancel. We will confirm the cancellation and any applicable refund within 2 business days.

Refunds are returned to the original payment method and typically appear within 5–10 business days depending on your bank.

Date changes

We understand that plans can change. If you would like to move your reservation to different dates, contact us as early as possible. Date changes are subject to availability and any difference in rate for the new dates. Changes requested within 30 days of the original check-in are treated as a cancellation and rebooking under the policy above.

Extraordinary circumstances

In the event of extraordinary circumstances beyond either party's reasonable control (including natural disasters, government travel restrictions, or force majeure events), we will work with you in good faith to find a fair resolution, which may include free date changes or a credit for a future stay.

Property unavailability

In the rare event that we must cancel your reservation (e.g. due to an unforeseen property issue), you will receive a full refund of all amounts paid. We will also make reasonable efforts to help you find alternative accommodation.

Travel insurance

We strongly recommend purchasing comprehensive travel insurance that covers trip cancellation, as our policy above may not cover all circumstances. Many travel insurance products can be purchased at low cost relative to the value of a villa booking.
