Terms of Service

1. Parties

These terms govern bookings made through arkeostays.com between the guest ("you") and Arkeo Management ("we", "us"), the operator of all listed properties. By completing a booking you agree to these terms.

2. Bookings and payment

A booking is confirmed once payment has been processed successfully via Stripe. You will receive a confirmation email with reservation details. The lead guest must be at least 18 years old and is responsible for all guests in the party.

Prices are quoted in Euros (EUR) and include VAT where applicable. Cleaning fees and local tourist taxes are shown during checkout before payment is taken.

3. Check-in and check-out

Standard check-in time is 16:00 and check-out is 11:00 local time (WET/WEST). Early check-in or late check-out may be arranged subject to availability — please contact us at least 48 hours in advance.

4. Guest responsibilities

Guests agree to:

• Treat the property and its contents with care
• Not exceed the maximum occupancy stated in the listing
• Not hold events or parties without prior written consent
• Comply with Portuguese law, including noise ordinances
• Report any damage or maintenance issues promptly

Guests are liable for any damage caused beyond normal wear and tear.

5. Security deposit

A security deposit may be required and will be communicated at the time of booking. Any deductions from the deposit will be itemised and communicated within 7 days of check-out.

6. Our liability

We take reasonable steps to ensure properties are as described. In the unlikely event of a property becoming unavailable due to circumstances beyond our control, we will endeavour to offer a suitable alternative or a full refund. We are not liable for any indirect or consequential losses arising from a booking.

7. Governing law

These terms are governed by the laws of Portugal. Any disputes shall be subject to the exclusive jurisdiction of the Portuguese courts.
